Middleman Construction Company LLC

Middleman Construction Company has been serving the San Antonio commercial construction community for over 20 years by building and maintaining relationship with clientele in numerous industries. Middleman specializes in unique projects such as commercial retail and office space, mixed-use buildings, multi-story construction, medical, and interior finish outs.

Through extensive planning and organization, the Middleman team delivers results by completing projects on time and under budget. The teams work closely with architects and designers to incorporate designs and layouts that fulfill both client satisfaction and budgetary requirements. Middleman has adopted an extensive qualification process to ensure subcontractors provide quality and are held to the upmost accountability.

Middleman Construction Company is an award-winning company receiving recognition from ABC, ASA, San Antonio Business Journal, North San Antonio Chamber of Commerce, and the US Green Building Council for projects ranging in all sizes and complexities.

Schedule Compliance

Our staff’s construction knowledge and experience allow us to create an effective schedule which will clarify activities for these projects and attempt to forecast various issues before the commitment of labor, materials and facilities are made.

We create a Critical Path Method (CPM) schedule, organizing major activities into a series of management events thus memorializing a master schedule for the entire project / deliverable. By identifying certain work activities required to complete the project, as well as the relationship of those activities to one another, the CPM schedule allows for the determination of what critical activities, or milestones, are crucial to the successful completion of these projects.

Design-Build

As the Design-Build leader for your project, Middleman Construction Company will work closely with our design team members to examine alternate materials, systems, and equipment for cost, quality and availability.

We will perform constructability reviews and offer value engineering suggestions in compliance with the project’s budgetary constraints. With early coordination and collaboration, the entire project team focuses on finding quality, cost-effective solutions for the construction project. We also conduct all subcontractor bids and determine the final project costs. As with all the services Middleman Construction Company offers, we can customize our responsibilities.


CMAR

This delivery system is similar in many ways to the Design-Bid-Build system, in that the Construction Manager at Risk (CMR) acts as a general contractor during construction.

As the Construction Manager at Risk (CMAR) for your project, we will work closely with your design team members to examine alternate materials, systems, and equipment for cost, quality and availability. We will perform constructability reviews and offer value engineering suggestions in compliance with the project's budgetary constraints. With early coordination and collaboration, the entire project team focuses on finding quality, cost-effective solutions for the construction project.
